The project began with a 3,200-square-meter lot (80 meters along Maipú Street and 40 meters along Arenales Street), featuring a steep slope and situated in a unique setting due to its proximity to the Ministry of Foreign Affairs, the Military Club, and the monument to General San Martín.

When considering the block’s profile, the idea of a stepped volume emerged to accommodate the varying heights of the neighboring buildings. Another key consideration was maximizing the efficiency of the flexible-use floor plans, for which two circulation axes were designed along the two party walls—that is, opposite and spaced apart. This solution creates a more spacious open area and greater flexibility for partitioning off independent zones within a single floor, all served by the two aforementioned circulation cores.

The typical floor plan is L-shaped, creating a generously sized rear courtyard (20 x 50 meters) and spacious offices (20 meters wide), which extend from the 1st floor to the 12th floor.
