On a 7,300 sqm site, capable of generating 44,236 sqm above grade level, accommodating 4,000 users and 740 parking spaces, the project poses a great challenge where architecture, by virtue of its scale, borders on the urban.

Under this logic, the footprint generated by the zoning code — 4,200 sqm — was laid out as a rectangular form with a curved front facing the Panamericana Highway, but turned entirely toward the northern street, Mariano Moreno, so as to produce two effects: the first, a great sense of permeability and openness, achieved through a 100-meter-long plaza that will blend seamlessly with the tree-lined streets behind the highway; the second, a consequence of the first, creates a sweeping perspective from the south, where the presence of the building with its 10 floors, the greenery, and the existing urban fabric interact — while functionally providing ample space for the arrival and departure of building users, whether on foot, by car, or by bus.

This proposal plays a counterpoint to the north, where the Unicenter Shopping Centre stands 200 meters away, whose scale — beyond any urban parameter — absorbs everything around it like a black hole.

Regarding the building’s layout, the ground floor proposes a double-height lobby, which is in turn absorbed by two levels of parking and a large commercial and dining area to meet the needs of building users. This podium-like scheme seeks to open up long views from the first office floor upward.

The typical floor plans feature a central core with two elevator zones — one serving the lower floors and one the upper — since the large occupant population, again 4,000 people, is transported efficiently through this scheme with optimal waiting times.

Formally, the building proposes a clear, single-gesture definition: to exploit the generated plane as a large curtain wall sail, levitating in space.
