The challenge was to remodel an old industrial building into a modern office tower while preserving the existing levels and adding others through a strategy contemplated in the new urban planning code, and using a typological combination where uses are updated and surfaces redistributed.

Six new levels were added to the two basement levels and six floors of the old construction, reinforcing the structure with column jacketing and stitching the existing bases through a slab at 800 meters in height. Also, the elevator bank that was located on the front of Bouchard street was relocated, thus generating a large office floor and river views.

The basement space was devoted to parking with capacity for 186 vehicles and, using the concept of free ground floor, the access hall was organized on the first level. Consequently, the building consists of three parking levels in the basements, free ground floor, and twelve office levels with two types of floors: from the 1st to the 6th floor, 1,545m2; from the 7th to the 11th, 1,205m2; and the 12th floor, with 500m2, intended for air conditioning equipment and machine room.

Additionally, the double access on Bouchard street combined with the garden along Viamonte street, framing the entrance hall, form a functional and panoramic ground floor away from the noise of the downtown area thanks to the level change (+ 1.00m) in relation to the sidewalk and the mentioned green space.
